Q: Are you a Real Estate Agent?
A: Great question. We’re not agents. We are real estate investors & we invest in Perth real estate that meets our investment criteria which varies depending on the property & strategy used.
Q: What advantages can you offer?
A: While some of the houses we invest in are discounted or below market value to allow us to make a profit, depending on your situation, the biggest advantages we are able to offer are our flexible terms. In some cases we are able to offer terms that relieve or contribute to relieving your situation before the sale & subsequent settlement of your property. For some people, this gives them ablity to move on with their lives quickly, which is more important to them than waiting for a potential “windfall” which may or may not happen. Reducing the time, effort or expense required for a seller to fix up the property & the abilty to fund some renovations & other items such as landscaping or styling can also be helpful. If that’s the kind of value you’re looking for to get getting your situation resolved… let’s see if we can come to a win-win ageement. Besides, there’s no-obligation to proceed with our offer which means you do not have to move forward with the offer we give you… but at least you know what we’re offering!
Q: How do you determine the price to offer on my house?
A: Great question, we look at the location of the property, the repairs needed, the current condition of the property, and values of recently sold propertiers in the area. As you know, house values in a lot of Perth suburbs have taken a huge hit in the last 5 years and a lot of areas still haven’t seen prices increase. We take many pieces of information into consideration… and come up with an offer where both the price and the terms work for us and hopefully work for you too.
Q: Are there any fees or commissions to work with you?
A: There are NO fees or commissions when you accept our offer or sell your property. We’ll make you an offer, and if it’s a fit then we’ll move swiftly. We often make our money by looking at ways to add value such as repairing, renovating, landscaping & styling or holding it until prices rise. We take on the risk of whether we can make a profit or not.
Q: How are you different from a real estate agent?
A: Real estate agents who are engaged by sellers list properties before attempting to sell them to someone. The agent represents & acts for the seller while showing the properties to prospective buyers, if there are any, and take a percentage of the sale price if they find a buyer. We do not act for or represent the seller & in any transaction will be acting for ourselves & do not charge you a fee if you sell your property. We are Real Estate Investors & use a variety of strategies which may involve cosmetic or structural renovations, subdividing, developing, buying & holding, leasing/renting, joint venture agreements & option agreements.
Q: Is there any obligation when I submit my info?
A: There is absolutely No Obligation for you. Once you tell us a bit about your property and submit the form, we’ll take a look at things, contact you to get a bit more info, and we’ll make you an offer make you an offer that’s hopefully a good fit for you & a good fit for us. From there, it’s 100% your decision on whether or not you’d like to proceed and we’ll let you decide what’s right for you.
